Who we work with

A single condo in Clarendon or a portfolio across the county — managed by the principals, not an account team.

We are a locally rooted Virginia firm, not a national franchise or a call center. The person who evaluates your property is the person who answers your email a year later. Owners choose 4W when they're done chasing their manager for an answer.

How it begins

Quietly, and on your terms.

  1. Tell us about the property

Two minutes on the evaluation form — address, type, what you want from it. Confidential.

  2. A written evaluation

Current comparables, a walk-through where it makes sense, and a market assessment that's yours to keep whether or not you engage us.

  3. A plan, month to month

A management or leasing plan with a flat fee schedule. If it stops being right, you leave with 30 days' notice.

Questions

What owners ask us first.

If yours isn't here, ask directly.

What does a property manager in Arlington cost?

Most full-service residential management in Arlington runs a percentage of monthly rent plus a leasing fee when a new tenant is placed. 4W quotes a flat, written fee schedule after a free evaluation of your property, with no long-term contract — agreements are month to month.

Do I need a property manager for a single condo or townhouse?

If you live out of the area, travel, or simply don't want 2 a.m. maintenance calls, yes. For one unit, the fee is usually less than one vacant month per year, and professional screening and documentation materially reduce the risk of a bad tenancy.

Which areas does 4W Properties serve?

Our home base is Arlington County. We manage property throughout Northern Virginia — Alexandria, Falls Church, McLean, Fairfax, Tysons, Vienna and Reston — and handle commercial and development work across the Commonwealth, including Richmond and Hampton Roads.

How do owners see what's happening with their property?

Every owner gets a secure online portal with monthly statements, rent ledgers, maintenance history with invoices, lease documents and tenant communications. You can log in anytime; we also send a monthly report.

How fast do you respond?

Owner inquiries get a reply within one business day. Tenant maintenance requests go through the tenant portal and are triaged the same day, with emergencies dispatched immediately.

Can you manage commercial property too?

Yes — office, retail and mixed-use, including lease administration, CAM reconciliation, vendor management and tenant relations.
